    Our role is to protect your time, budget, and peace of mind - especially when dealing with period homes that often contain surprises.

  • Why do I need a specialist for renovating a period or granite property?

    Older properties behave differently from modern builds. Granite walls, original timber, historic alterations, ageing services, and hidden defects all require a thoughtful, experienced approach.

    It’s entirely transparent.

    No mark-ups. No hidden margins. No padded costs.

    We charge a fixed monthly management fee, and you pay contractors and suppliers directly.

    This gives you total clarity on where you money is going and ensures decisions are made solely in your best interests.

  • Do you also handle CDM requirements for homeowners?

    Yes - this is a major part of our service.

    As Principal Designer under CDM 2015, we handle the pre-construction health & safety process om your behalf, including:

    - Pre-Construction Information (PCI)

    - Designer risk assessments

    - Contractor competence checks

    - Coordination with contractors

    - Health & Safety File at completion

    This removes a significant legal and administrative burden from homeowners.

  • How does your procurement service work, and how are materials paid for?

    We help source all the key materials for your project - from kitchens and bathrooms to flooring, tiles and finishes. Because we hold trade accounts with major suppliers, we can often access better pricing and share these savings with you.

    All materials are paid for directly by you. There is no mark-ups or added percentages from us - everything is fully transparent.

    What we do:

    - Recommend suitable products and suppliers

    - Compare options and pricing

    - Manage lead times and delivery dates

    - Coordinate orders so materials arrive when needed

    What you do:

    - Approve the materials you want

    - Pay the supplier directly at cost

    This approach keeps pricing honest and helps avoid delays on site, while still giving you the benefit of trade access and professional coordination.

  • How much involvement do I need to have during the project?

    As much or as little as you prefer.

    We handle the day-to-day management, weekly reporting, CDM compliance, procurement coordination, and communication with contractors.

    Your main responsibility is making timely decisions on layout, finishes, and materials - and we help you with a structured decision-tracking system.
