About Bon Accord Projects

Bon Accord Projects provides renovation consultancy, project management, CDM Principal Designer services, and managing contractor services for residential clients, with a particular focus on period, granite, and heritage properties in and around Aberdeen.

Our role is to guide, coordinate, support and advise homeowners throughout the renovation process. We do not act as a principal contractor or directly employ subcontractors.

Scope of Services

Our services may include:

• Renovation consultancy and feasibility advice

• Design direction and specification support

• Development of work packages

• Tender management and contractor selection

• Project management and progress reporting

• Open-book managing-contractor services

• CDM Principal Designer duties (pre-construction)

• Procurement assistance (client paus suppliers directly)

• H&S file preparation at completion

The exact scope for each client will be confirmed in a written proposal or service agreement before work begins.

Open-Book Procurement

For all procurement activity:

• The client pays suppliers and contractors directly.

• Bon Accord Projects does not add mark-ups, percentage fees, or hidden charges to materials or labour.

• We may obtain trade pricing from suppliers and wherever possible, these savings are passed onto the client.

• We coordinate orders, lead times and delivery schedules but are not responsible for supplier delays, errors or availability.

Contractors & Trades

We do not act as a main contractor and do not employ trades directly.

All contractors engaged are independent businesses appointed by the client.

• We may recommend contractors based on experience and performance.

• The client remains responsible for entering into contracts with trades.

• We are not liable for workmanship, performance, or delays caused by contractors or suppliers.

Client Responsibilities

To allow us to deliver our services effectively, clients must:

• Provide accurate information about the property and any known risks.

• Ensure reasonable access for site visits.

• Make timely decisions when required (to avoid delays).

• Pay contractors and suppliers directly and on time.

• Comply with their duties under CDM 2015 as a domestic client (we support with this).

Fees & Payment Terms

Our fees will be clearly set out in a written proposal. Depending on the service, fees may include:

• Fixed consultancy or package fees

• Monthly project management fees

• Monthly managing-contractor fees (open-book model)

• CDM Principal Designer fees

• Additional agreed services charged at day-rate or fixed fee

Invoices are issued according to the agreed schedule and are payable within the timeframe set out on the invoice.

Failure to pay may result in work being paused until the account is settled.

Limitations of Liability

Bon Accord Projects carries appropriate professional indemnity and public liability insurance. However:

• Our liability is strictly limited to the value of the fees paid for the service being delivered.

• We are not liable for loss caused by contractors, suppliers, manufacturers or third parties.

• We are not liable for hidden defects, unforeseen conditions, or structural issues uncovered during work.

• We are not responsible for planning approval, building warrant approval or statutory consents unless specifically agreed in writing.

CDM Responsibilities

Where Bon Accord Projects is appointed as Principal Designer:

• We handle the pre-construction health & safety process, PCI, designer risk management and coordination.

• The client acknowledges their legal duties under CDM 2015 (explained in a separate guidance document).

• The Principal Contractor (if appointed) assumes the responsibility for the site safety during construction.

Materials, Design Choices & Specifications

We may assist with material selection, supplier recommendations, specifications and design direction. However:

• Final choices remain the responsibility of the client.

• We are not liable for defects, performance issues, or variations in products supplied by third parties.

• Accuracy of quantities, suitability of materials, and installation method remain the responsibility of contractor(s).

Website Use & Content

All written content, branding and design elements on this website are the property of Bon Accord Projects unless otherwise stated.

Some imagery used on this website may be sourced from external platforms such as Pinterest or supplier websites. These images are used for inspiration, mood-setting and illustrative purposes only while we establish our own project portfolio.

We do not claim ownership of these images, nor to they represent completed projects by Bon Accord Projects. Where possible, we credit original creators or sources. If you are the owner of any image featured and would like it to be removed or credited differently, please contact us and we will respond promptly.

Once our own project photography is available, these temporary inspiration images will be replaced.

Use of this website is at your own discretion. While we aim to keep content current, and accurate, we cannot guarantee completeness or suitability for any specific purpose.

Privacy & Data

Any personal information submitted through the website (e.g., enquiry forms will be handled in accordance with our Privacy Policy. We do not sell or share data with third parties except where necessary to deliver services.

Cancellation

Either party may terminate services with written notice, subject to the terms in the engagement agreement.

Fees for work already completed will remain payable.

Changes to Terms

We may update these Terms of Service from time to time. Any updates will be posted on this page with the date amended.
